As a homeowner in Deer Path, you are a member of Deer Path Homeowners’ Association, Inc. (Deer Path HOA), with the rights and responsibilities set forth in the Deer Path HOA Deed Restrictions and By-Laws.
One of the responsibilities of the Board is to make sure that homeowners are in compliance with the Deed Restrictions. This information is intended to bring awareness to what is required by certain parts of the Deed Restrictions in areas where the Board has received frequent questions or has had to contact homeowners about an issue. Our objective is that Deer Path continues to be a beautiful and desirable place to live. You must seek approval prior to making changes to the existing exterior architecture, paint/color scheme, or major landscaping on your lot. Download the form "Application for Architectural/Landscape Modification" from our Documents page, fill it out, and email/return it by mail to the Board for next steps via the Contact Us link at deerpathhoa.com.
Work completed without approval can/may be asked to be reversed if it is out of compliance.
These must be maintained by the homeowner in proper operating order and remain consistent with a uniform appearance/color.
Homeowners may move to LED bulbs from the old sodium bulbs but should follow bulb specifications and replacement parts that can be found in the Reference Links area of our web site.
Keep our neighborhood beautiful by doing regular maintenance. Any unresolved concerns after speaking with a neighbor should be directed to the City of Waukesha website through our Reference Links.
Most issues including noise nuisance or suspicious activity, should be reported to the police. Report nonurgent matters to the City of Waukesha website through our Reference Links.
The homes in Deer Path are now old enough (20+ years for many) that a
refresh is warranted.
To repaint the siding, trim, garage doors, etc. the same color, no ACC form is needed. For significant changes in color scheme, follow the process outlined in "Changes/additions/modifications to the exterior of your home/property" in this list.
Please take time to closely examine your home’s exterior periodically and determine if upkeep is warranted.
Outside storage of cars, trucks, buses, trailers, boats, campers or other vehicles and like items
are NOT allowed. Contact the Board to obtain permission to have an item parked stationary in the driveway temporarily.
Parking on city streets may also be prohibited and you should check with the police department for

Above-ground swimming pools of 24-inches or more are not allowed in Deer Path, nor are
they allowed without a permit by the City of Waukesha. A copy of their brochure that contains residential pool information can be found on the Reference Links area of our deerpathhoa.com web site. Please note that small kiddie pools standing less than 24-inches ARE allowed by the HOA and the City.
These items must be stored in your garage by the end of the day of trash pick-up and/or not stored outside unless entirely out of view from your neighbor and the curb.
